Commercial and Industrial Refurbishment Projects

The Lumen, Newcastle 

Client:  Savills
Nature: Office fit-out 

Value: £230,000.00

Working with our client Savills we were appointed to carry out an office fit-out for Savills relocation to the newly constructed Lumen building within Newcastle city centre. Our works comprised remodeling of base built services to suit Savills requirements and the construction of meeting rooms, quiet rooms, staff breakout area, and comms room. These works were complemented with glazed partitions, acoustic wall installations and aesthetically pleasing wall and floor finishes.  

Stockbridge House 7th Floor, Newcastle 

Client:  JLL
Nature: Refurbishment 

Value: £350,000.00

M. J Phoenix & Son were appointed to carry out a ‘de-furb’ on the 7th floor at Stockbridge House, Newcastle. Working with the clients M&E designers and architects we removed the existing ceiling back to the steel frame. The soffit was redecorated and base build services adapted to complement the clients ‘industrial’ feel within the office. New LED track lighting was installed, walls redecorated and floor coverings installed. 

Unit 11, New York Industrial Estate, Newcastle 

Client:  Workman LLP
Nature: dilapidations and refurbishment  

Value: £270,000.00

Refurbishment of the previously tenanted industrial unit prior to reoccupation by the new tenant. Externally our works included refurbishment of roof coverings and a comprehensive refurbishment of the cladding with repairs, new sectional doors and a new coating applied to significantly improve the appearance of the unit. Internally new LED lighting installations were installed in the warehouse and office area. A full redecoration and flooring scheme including an epoxy coating to the warehouse floor was carried out prior to occupation. 

Rotterdam House, Newcastle

Client:  Jones Hargraves LLP
Nature: Delapidations & Refurbishment 

Value: £100,000.00

M. J Phoenix & Son were appointed as Principal contractors to carry out a refurbishment of the ground floor office at Rotterdam House, Newcastle. Our works comprised the removal of tenant installed finishes such as partitions, glazed screens, and breakout areas back to an open plan layout. The existing M&E installations were also taken back to the original base build installation with existing lighting upgrade to LED to improve our the buildings energy efficiency. On completion, the office was fully redecorated and with new floor coverings.
